My honest review is this is a no frills hotel, but still a good one. The people working here are hard workers and very kind and generous with their time. Tracy and Julie particularly went out of their way to make sure my mum and me were comfortable during our stay. The food was good and the pub had great energy. Overall, if you’re okay with a bit of a small room this place is great for the value.

That’s one of the best hotels I’ve been to! What more could you ask for? A clean room, a safe place, a perfect restaurant with tasty food and perfect portions, and all at an affordable price! I’ve received two orders from Shein and thanks to the wonderful staff, they kept them safe and handed them to me upon my arrival! 😊 Literally all the staff are super friendly - the baristas, the restaurant’s waitress, room service, and the receptionist! And guys, they give you a chocolate with mint like a coin, it’s so cute (compliment, actually!) and tasty ☺️ Thank you for the perfect stay!

Very friend staff. I stayed in room 12 which was lovely and clean. No stains on carpets or walls. Clean toilet and shower. Free tea, coffee and biscuits in room. Bed sheets where clean, even a litte chocolates on the pillows. No horrible smells in the room, and a good size tv. Amazing for the price. I would definitely recommend. Close to livingston centre, and st Johns hospital.

Well I paid less than £35 for a single room only arrangement and it was worth it. Room was ok, nice and warm,car parking and reasonable WiFi. About the only thing that I noted that the shower head was quite black and needed cleaning, didn't bother me because it was a good deal for the price.

Staff were excellent, Livingston is a modern town with fantastic shopping facilities. Noisy doors were a negative and it the hotel was a bit rowdy on Friday evening

Great place

Had 2 nights here, met the new owner in the car park on Friday evening, he was very friendly and stopped to chat again on Saturday evening. Food was great. Will definitely be staying again.

Room was TINY. Bathroom was good. Nice hot shower (once we learned how to operate it). Beds were ok. A bit hard and worn. Restaurants was good. Wait staff was excellent. No heat in the room that we could find but the hallway was very warm. We propped open our door and the room warmed up. Lighting on the outside of the building is poor. Luckily I had a small flashlight. Lots of walls etc Painted black so hard to see at night. Not far is a grocery store and Greggs (donuts and hand sandwiches). This hotel is a long ride to Edinburgh by taxi.

Early check in went well and we were shown to our room which had everything we needed and was lovely and clean. The bed was very comfortable and I slept really well. Only criticism I have is the first impression on entering the bedroom block......was how dirty the carpet on the floor and stairs is which made me wonder if I should have booked the property. But entering the bedroom changed that idea and all was well.

Overall our 3 nights stay was good. Restaurant next door is awesome. Room was warm & serviced every day. Our only complaint is hearing the guests above us, especially going to the bathroom at 1am. Hotel staff are great, close to Edinburgh, easy 15 minute train ride.
