First off-the staff is very lovely and friendly. We stayed 2 nights -the first night in room 6 we had an issue with the shower, it was scalding hot-when we advised staff in the morning, we were moved to room 30-our second room was fully renovated and everything worked just fine. Wifi was spotty, and we were a bit concerned with security as the front door was unlocked and accessible to the street. The hotel is under major renovation. It is well located and again, the staff couldn’t have been lovelier

I am writing to formally express my deep dissatisfaction with the experience my wife, our guest from Dubai, and I had during our recent stay at your hotel. We had booked two rooms for two nights, and after driving over 9 hours from Birmingham to Inverness Dingwall, we arrived at your property around 9:30 PM with the expectation of a comfortable and welcoming environment. Unfortunately, what we encountered was far from acceptable: • One of the room’s curtains was broken and hanging loose, offering no privacy. • The toilet had no bin, and there was no cupboard in the room. • The carpet was dirty and clearly had not been cleaned properly. • There was a strong, unpleasant smell throughout the room, making it extremely uncomfortable. • Although breakfast was included in our booking, we were shockingly told we had to go to another place to get it. When we asked for clarification, the only response we got was “sorry”. • There was no lift, and no staff available to assist with our luggage, even though our rooms were on the first and second floors. Due to these unacceptable conditions, we did not use the second room at all. All three of us were forced to stay in one room simply because we had no other option that late at night. This experience completely ruined what was meant to be a joyful trip. The level of discomfort, inconvenience, and emotional distress caused by these issues

Property was heavily into refurbishment. Had to go to a differant hotel to check in. Room was small but clean but no reception on TV, catch up TV would freeze with error signal. Could not contact reception at other hotel on phone. Could not connect to wifi. Breakfast was at other hotel. Unfortunately not worth the cost.

I mean its a budget hotel and was comfortable enough but very basic, I wasn't expecting or needing much so in that respectwas fine.. but loud banging music from downstairs bar kept me awake till after 1am .. unacceptable..

We drove round and round as GPS said we'd "arrived" and there was no signage indicating Royal guesthouse. Parked and asked at a Boots pharmacy and she said she thought it was "on the corner." The only thing we saw on the corner was a Snooker/pool bar/club with people all standing at the front smoking and when we went in the lobby stunk of smoke. There was a sign that said "reception" pointing upstairs. Really loud music was throbbing all around. I am severely allergic to cigarette smoke and already starting feeling nauseous. There was no way we could stay there. When I called the reservation service said to go to the Waverly inn down the street and thankfully they had a room for us there. The managers there were very helpful and hard working.

Avoid at all costs!!!

Absolutely horrific!! Booked the Royal ended up in the Waverley Inn as we got there late?? The smell hit you when the door was opened and permeated through the place even into the tea in the room. Shower held together with black tape, mould on bathroom ceiling, curtain rail broke unable to shut curtains. Left after one night without the breakfast and booked into another hotel for the rest of our trip!!

The room hadn't been cleaned, excrement in toilet. Windows were painted shut. No staff there to check in, no tea or coffee in the room had to walk to Waverley inn to get room key. After complaining, we were moved to the Waverley inn. The room there was acceptable! Dont book this hotel.

Never go there

The hotel is closed they charged me 47£ without any cost i don't even stay there the room i booked they don’t have that they are bring me to another hotel room is totally disgusting i need a family room they just provide a double bed and bathroom is totally damp and door even not closing properly , i just pay the rent and leave the property and drive to my home for 8 hours its better option i think to stay at this property never ever go in this property

I would rate my overall stay a 3/5. The property was hard to find. It’s not clearly labeled. Our toilet in our room leaked every time you flushed it. The hot water in our room took 30 minutes to heat up and had weird water pressure. I will say that the staff was very nice and accommodating in the fact that we got in super late after check in due to transportation issues. The overall room was clean but very small.

Vino trip to Inverness from Edinburgh

Good: 1. Location is in main area. Just to find the room is little tricky as no board. 2. Room iscomfortable. 1 double bed, 1 single bed room. 3. Nice breakfast and receptionist is good approach. 4. Dedicated car parking at The Waverley Inn hotel just opposite to this. . 5. Got hot water in shower. Needs to improvement: 1. Toilet flush set leaking water on the floor 2. Need tea and cups , sugar, salt at rooms itself. No hanger. 3. No mat in bathroom to wipe foots. 4. No lock inside bathroom door. 5. Central heater is not working provides temp electric heater. In summer fine but winter need heater in room and bathroom.

Just awful

We booked as a stop off on our way to wick.First of all couldn’t find it as changed name.The room was not cleaned,no hot water.Bed was filthy with crumbs under the sheet and damp,some of the plug sockets were not working,lamp with no bulb.Did not have breakfast as the dining room was filthy.Over all so disappointing for £74,won’t be going back
