100% budget stay. The building is old but brings a lot of unique character to the room. Shower/toilet well below average and the aircon was not able to cool the pool. Pool area is nice and the kitchen food was average. Half of the staff is nice but the other half are rude. The gate to the guesthouse is locked at 11pm so if you come back late at night/early morning, you'll have to ring a bell to wake up the staff on duty. Same goes if you want to leave early for the sunrise temple tour. Location was within walking distance to the old market.
I stayed in a dorm and there was rat feces all along the wall and windowsill. It was also unbearably hot in there even with the air-conditioning on. The staff and food was great though.
The place is nice for young people who love to interact. It's around the city center, but the staff has a very little knowledge of English which turns hard to talk to them something beyond the basic.

Good value room but noisy, poor service
For $17 a night we got a good bed, decent sized room, clean sheets and clean room and bathroom, plenty of hot water. Good value in convenient section of town.
We expect a hostel/guest house to have noise from other guests at night - which we had some but not a ton- but the way the house is constructed our roof shook and the window behind our bed rattled whenever the person above us got out of bed - literally woke us up with a start, and we live in earthquake country so we are ok with a little shaking but this was surprising (room 1).
Service was poor - we had difficulty getting the attention of the staff when we checked in and again to order a drink at the bar - the tv was more interesting. Our laundry was not done when they said it would be and then when I asked if it could be done the next day the answer was "I don't know" (I took it elsewhere and it was easily done in a day). Ordered a taxi for the next morning and 15 minutes after it was supposed to have arrived was informed it was not in fact ordered, would take at least 45 minutes to arrive, and cost $15 more than quoted the prior evening. We lost a precious early morning visit to the Angkor Wat sites (we ended up going to a neighboring hotel who helped us out better even tho we weren't staying there).
So if all you want is a cheap but solid clean functional room and you are a heavy sleeper, this place could work for you. We moved to a new hotel for our last few days & were glad we did.
Every staff was amazingly kind. Hot shower, AC, clean room, wonderful staff, it was worth money! Highly recommend!

Fine, but not ideal
Wifi only works in the main areas (which is a bummer) and there are no lucks (double bummer). I booked one night, but planned to extend, but after one night changed hostels. I prefer hostels with wifi, lockers and towels. This one had none of those. The pool was nice (though I didn't swim in it), but otherwise I was not impressed. The beds were fine but squeaky, which just doesn't work with bunk beds because you always feel like you're disrupting others by moving even slightly. The bathroom was not clean - lots of bugs and flushing problems. Also too small and it was a toilet/shower combo which wasn't difficult to juggle with 8 people in the mixed dorm room. I imagine a private room would be better... Also, no close to pub street so if you want lots of restaurant options, shopping, etc. you will not find it here.
Tuk Tuk organized by the guesthouse from bus station was not reliable and be careful they don't mix of your tab with someone else's! I had to argue mine a bit when they mixed me up with someone else. I had paid everything in cash upfront, not put it on my room tab.
