I appreciated that I didn't have to drive into the heart of downtown to access this property, and was a reasonable in-and-out to Gatwick. Very clean and well kept. Good value for the family room where each of my 2 kids got their own bed.
Excellent stay, a couple of things were obvious, attention to detail was superior hotel standard, even noises from other occupants were minimal. My only gripe were the lack of instructions on how the lights worked. Ap[art from that as I say everything was as it should be

Such a lovely property, not far walk from the underground. Such a lovely surrounding area with lots of shops, restaurants and a great community all round
I felt safe (as a for travelling on my own) and the rooms were clean. Beds very comfortable. Even having a seperate private bathroom downstairs was fine. Hot shower, clean towels. My room was 6 and this was main road facing so it does get a bit loud in the morning with buses/cars etc but still a good nights sleep.
Didn’t use the shared kitchen but this was also clean and a great amenity.
Perfect for a quick couple of nights stay in London!

Location was good however the property wasn’t what was advertised on the website. Very small rooms no place to prepare a meal and bathroom not in the room itself. A person with a disability would find this accommodation difficult.

Toilet and shower outside room and down corridor which wasn’t obvious when booked. Really noisy - as in no insulation so sounded like there were a herd of elephants outside. Checkout is at 10am which is pretty early and it wasn’t that clear on the instructions I received. I came out of shower and could t get back into my room as the door code changed due to it being after 10 (honestly thought it was 11am checkout). Asked the staff to let me into the room and felt like they weren’t going to allow me back into get dressed and pack my bag. Very rude and worst experience I think I’ve had a hotel - and stayed in a lot as travel for work.
On a plus, the rooms were clean and spacious.
Great place to stay and very good location. Very clean room and immaculate bathroom. Well appointed.
A deluxe double room without a window was a bit dark, would have been nice to know this when booking. Probably wouldn’t have stayed there for more than 1 night because of that.
However the properly was very clean, easy to check in and very reasonably priced

Liked: Cleanliness, staff & service
Very small. We could barely move with luggage in room. 3rd floor with no elevator. A bigger fan would have made a huge difference in comfort. Management helped us with luggage checking out as a courtesy. They did their best to work with us.
The house itself is recently refurbished and immaculate. I didn't see or need any staff.
Unfortunately it was really hot in London that night and the traffic noise outside was really loud, so we either had a choice of being too hot or it being too noisy. The room we stayed in was ground floor, front room and there is nothing between the windows & the public pavement (a few feet away) which also made opening the windows a concern. Would stay there again but in a different room.
Was a lovely stay. Room was nice and clean and modern. Have never stayed in a guest house. The only thing i would suggest is putting a fan in every room, i have a chronic illness and to be put in a room with no windows during a heat wave wasn’t ideal, however when we rang the sister property phone and explained, we were given one within literally 2 minutes. It was like the man teleported, cant thank them enough for sorting that for me but it is just an idea to provide them maybe initially going forward. Bathroom shower etc was lovely with the baylis and harding i believe and was nice with the touch keypads etc to get into the main door and the rooms and not having to go to the sister property or provide passports like was said previous however it would’ve been handy to know before hand as we did bring them with us haha. Overall lovely stay and would stay again. Thankyou
