It’s a beautiful old villa, great location, staff was great.
There was a smell in the bathroom that seemed to be connected to old plumbing.
Breakfast was great but bar and restaurants were lack luster, apparently there is a sister property with great set up next door but you have to ask.
I had an amazing stay at Hotel Villa Cipressi in Varenna on Lake Como. The hotel is beautiful, with lovely gardens and incredible views over the lake that made the whole visit feel very special.
I chose Villa Cipressi as the place to propose to my fiancé, and it was the perfect setting. The grounds are peaceful and romantic, with plenty of spots to sit, relax, and enjoy the scenery, and every time we looked around we felt lucky to be there.
The staff were outstanding throughout our stay. They were always friendly, welcoming, and professional, and they went out of their way to help me plan my trip and organize my proposal. They offered suggestions, helped with the itinerary, and were very supportive at every step, which made a big moment in our lives feel easy and enjoyable.
Our room was comfortable and clean, and waking up to the view of the lake and mountains each morning was unforgettable. Breakfast was generous and tasty, and we loved being able to start the day looking out over the water in such a calm setting.
The location is great as well. It’s a short walk to the town center, the waterfront, and the ferry, so it’s easy to explore Lake Como while still feeling like you’re in a quiet, relaxing spot.
Overall, I’m very grateful I chose Villa Cipressi for such an important occasion. The combination of the beautiful property, stunning views, and exceptionally kind and helpful staff made our stay truly memorable. I would highly recommend Hotel Villa Cipressi to anyone!

We stayed at Villa Cipressi in a Junior Suite and, unfortunately, the experience did not justify the price of approximately €1,500 per night.
The property has an incredible location and beautiful views of Lake Como, but the hotel itself feels very dated and in need of significant renovation. While I understand the desire to preserve the historic character of the villa, there is a difference between historic charm and lack of maintenance.
Our Junior Suite was disappointing. The "king bed" was actually two twin beds pushed together, and the bed base was damaged. The mattress sagged noticeably, making it difficult to get a good night's sleep. The room felt dark and uninspiring, with very limited seating and little attention to comfort or decor. The carpets looked old and worn, and overall the room did not feel clean or well-maintained for a property at this price point.
Another major issue was the number of wasps and bees around the room and terrace areas. We were unable to leave the doors open to enjoy the beautiful lake breeze and views, which was one of the main reasons we chose this property.
Breakfast was very basic and did not meet expectations for a luxury hotel.
The one standout aspect of our stay was Ricardo at the front desk. He was professional, helpful, and genuinely cared about assisting guests. His service was by far the highlight of our experience.
Staff was exceptional as was the room, view and grounds. only issue was the shuttle. we tried calling and messaging but no one responded so we walked from the train station. Walking was fine, not responding to phone calls or whatsapp was not.
This hotel has excellent staff, very clean rooms, perfect location, and beautiful grounds. The only downside is allowing smoking near the outside dining patio.
Very clean and updated room. Lots of personal touches throughout our stay: a hand written note in our room with some chocolates/cookies and complimentary prosecco. The grounds were stunning and it was a special treat to have access to the gardens after hours. Would highly recommend this hotel.
Room was great, the view was even better. Beautiful garden on the lake. Breakfast was really good. It’s close to everything on the lake, but quite and ideal for a clean, quiet view of the lake.

DO NOT STAY HERE UNLESS YOU ARE PART OF THAT DAY'S WEDDING!!! I was gravely disappointed that there was insufficient warning of the impact of weddings on the overall stay experience! I was told on checkin, never prior, (the websites says there are wedding on the site but no details) that the terrace would be closed from 3:30 PM on each day of the stay. WHAT? This was one of the reasons I chose this hotel - for a beautiful view of the lake and an apperitivo at 5:00. The weddings on the terrace below our window were loud and disruptive while in the room but the worst was the disco music that pounded the whole place from 9:00 PM on. Disturbing! For an egregious charge per night, I am appalled. This is a WEDDING HOTEL and guests not attending the weddings should not book here. I have twice written letters to the hotel about my concerns, and have not received a reply. RUDE!
We reserved an expensive room with a full view of the lake and over the garden. The first day they had the garden partially closed for a wedding that had music so loud we had to move to another room that had only a small view of the lake and no charm at all. Not even window shades. The second day they again closed part of the garden for a wedding and the music was even louder. We got very little sleep and are very angry. They offered a 10% discount. I would like at least a 50% refund.
We were two couples traveling together and we could not have been happier with our stay at the Hotel Cipressi. Upon arriving, we were told that there was a wedding and that we wouldn't be able to use the outside area, which I had read about in the reviews. I had, however, not worried too much about it as we were there starting on a Monday - thinking that weddings might not affect us as we weren't there on the weekend. There were two weddings during our stay. The woman at the front desk who checked us in told us that we would be able to use the facilities at the Royal Victoria or the Hotel Du Lac, both properties owned and operated by the same company. At first, we were a little put off, but then we realized that it was a quick and beautiful walk through the botanical gardens to the Royal Victoria, which we were able to access with the gate code given to us. It was perfect. We loved the beauty and quaintness of our hotel, and then we would walk over to the RV and enjoy its view, gardens, cocktail bar, and restaurant. It was the best of both worlds. We all agreed that we would not have changed a thing.
Staff and service were amazing. The property was beautiful too. Having said that, for the price point we encountered several issues that took away from enjoying our stay. In no particular order:
1. Noise: room was incredibly loud. We were on the corner of the building and could hear everything including conversations from the room next to us and street noise all night long. We really didn’t sleep for 2 nights.
2. Cleanliness: found broken glass on the floor of our room. Shows they didn’t clean that well. Having said that, we then proceeded to also break a wine glass though I think I did a better job of cleaning than they did.
3. Hair dryer: hair dryer wasn’t working. Once reported took about 30-60 minutes to get a new one … not totally unreasonable but when you’re trying to get ready for dinner the delay was enough to not be able do hair the way it was wanted.
4. Hot water: no hot water on our 2nd night at dinner time. Again, unable to get ready as we wanted to for dinner. Both evenings didn’t have great starts due to conditions of the hotel.
5. Bed: incredibly uncomfortable. Rock hard. Maybe some like that but not enjoyable at all. Could never get in a position that I was able to sleep more than an hour at a time (noise didn’t help either).
Reported the issues the day before check out and was advised to talk with the manager. They weren’t available until the morning of checkout. Explained the above and they didn’t seem overly concerned. Very little compensation offered

Get the lake view. It’s worth it. The hotel maintained historic charm while adding crowd-pleasing updates to the bathroom. The breakfast was great and convenient with so many options. The staff was attentive and genuinely wanted to make sure we were enjoying our stay.
The staff, Villa, breakfast, location was excellent! It is an oasis in a high tourist area. Our weekend stay was memorable because of the expert care of the staff. Try the gourmet dinner at the sister property next door. Victoria at the Hotel Victoria.
This was the best stay ever. Such a beautiful place and worth every penny. The staff are all so friendly and helpful. The view from my room of the lake was amazing. Thank you and I hope to stay again one day.
