Overall good value for money
The hotel is situated fairly close to the beach, and the rooms are spacious and air conditioned. The breakfast was slightly disappointing and did alter from day to day, but they class it as a free breakfast so we shouldn't complain too much. The manager and owner was a lovey man who was very friendly and helpful. He even allowed us do check out late without any additional charge, so we thought that was a really nice thing to do.
One word of warning- if you're visiting Ladispoli you really need to speak itallian as very few people speak English.

No Aircondition, unsafe area. No real B&B.
This is no Hotel, it is a Bed and Breakfest without the key komponent "breakfest".
When we checked in, we god a basket with breakfest items, 2 crossionts in plastik and some pre roasted bred, 2 pics. We also god some smal cheep marmelad and butter. Awful, so, no Breakfest!
The bedroom was big, smal kitchen and a smal bathroom, about 30-35 kvadrat Meter.
Bakyard was ok, but next to a contruktion site that worked almost 24 hours. Woke us up.
Very nice man ho has the place.
Parking, free outside direktly. The beach is smal but about 400-450 meters away.
We were here with smal child, the area was not nice, gang members roaming the streets. NO god restaurants anywere. So we boght food in shop and took it inside. No god place for kids. A bit scary area.
But near to Rom, 45 km, easy acsess next to big road.
No Aircondition, only one fan! :)
We had more then 15 musquitos inside, and we had a baby, so at nigh we had to go kill them al so they wontt bite our child. Not nice, took about one hour.
The toilet was brooken, but nice kitchen with everything inside. Big fridge. Nice.
I do not recommend this place

bien pour la saison ( mi-novembre)
lorsque nous sommes arrivés, personne sur place !!!!!!
Nous avons patienté sous la pluie 15 min puis nous avons du téléphoner et qqun est venu dans le quart d'heure.
l'hôtel propose un petit déjeuner qui se résume en fait à une machine à café et 2 croissants pré-emballés, du lait et du jus d'orange ainsi que du thé et des muffins pré-emballés industriels. Endroit très calme pour la saison. parking privé. chambre faite tous les jours ainsi que la vaisselle. très propre. Douche bien chaude, mais pas de baignoire. bon contact avec les gérants mais paiement cash dès le 2ème jour car terminal master card en panne......
