The Royal Kona building, they need to do real maintenance to this resort and stop patching the problems. Spend some money. This place has the potential to hold its old hawaii feel. "Unfortunately the air conditioner was not working. We were offered a portable air conditioner, which is unacceptable. We changed to the only other room that was offered to us which was on the first floor off the parking lot. Room was very noisy and we heard banging and car doors closing all night. We were also across from the laundry room which was also noisy. "

"This a was a large condo building on the water. There was plenty of parking and a security guard on premises. Every door uses a pass code to get in like room, pool, elevator, stairs ect. There are some people that use these condos for winter months. It was located close to downtown kona. "

"A very unusual place not a Holiday Inn so don’t stay there if that’s what you are looking for. Staff is great chat in kitchen while cutting up fresh fruit. Knowledgeable about local places and customs. Never slept so good ocean breeze fresh rain and frog singing"
