Solid stay here! Not the most up to date amenities or was 100% spotless but staff is accommodating, and they do clean the space and service the rooms well. Two bathrooms but we could not use the showers simultaneously. Area was walkable and felt safe.
Great location in The center of Chiang Mai. Air conditioning works well and the fridge and microwave were also convenient. The only down side was the mattresses which were rock hard.

Good sized room for our family of 5. Basic amenities and property is as advertised. We had very little interactions with staff—the front desk seemed mostly unattended with self-service encouraged. If you are looking for clean and simple and economical, this property is great. Easy walking to food, temples and markets with lots of transportation options for anything further out.
Excellent location, cant be any better right in the middle of old city. Around 20 steps away are fantastic, authentic local restaurants, one even having a Michelin award. The rooms are spacious and clean like your auntie’s guest bedroom. Dont expect luxury. However, the cherry on the top is Ms Luck, the owner, who will make you feel very welcome. She will take care of you better than any concierge in a Marriott. She is like your kind auntie who genuinely cares. After booking a coupke of our trips which we requested, she gave us back her commission from the tour company! Where else can you see that?
Overall this is a really average option. If you need a basic hotel stay, this is fine. Just be aware the amenities and availability of staff are extremely limited.
This petty is in the heart of the Old City. It is literally steps away from the Sunday night market. The owner/property manager lives on the property and was very helpful in organizing transportation for our family. The connecting family room was perfect for our family of 6.

Great location
Unfortunately, I could not stay in this pleasant hotel because there was no elevator. However, the owner, her name is Luk was very friendly and kindly agreed to cancel the reservation without charge, and even took me to another hotel. I recommend this hotel to those for whom an elevator is not critical because everything else was perfectly fine and the staff are very friendly and always there to help

Automatically got charged for extra people fee even though only had 3 people owner said even 1 person still had to pay Complaint to Expedia Samantha said their policy is anymore than 2 is extra people fee I went in to read their policy on Expedia it’s say base price includes 3 people
The room given to us was dirty and unsanitary. The entire room had a distinctive smell of mold, the sheets had stains and the bathroom shower curtain had huge mold growing on it. When the issue was brought up, the justification was that it was a budget hotel. While the establishment is not a luxurious one, cleanliness and hygiene is not a luxury. Could not risk getting sick so quickly moved to another hotel last minute but despite not using the room AT ALL, the owner refused to return any of the money paid.
I stayed here for 6 nights in early December because of the great location being in the very middle of Old Chiang Mai. The place looks exaxtly like it does in the pictures and is very clean. It is family owned by a wonderful Thai lady named Lucky. She is a great host, speaks English well, very fun and friendly, and is very knowledgeable of everything that goes on in town. She has great recommendations on local food, tours, and events happening in Chiang Mai - many of which is within an 8 minute walk.
This location is perfect for those who want to walk around town because it's a 10-15 minute walk to the edge of Old Chiang Mai and is literally steps away from the Sunday Walking Street (night market). I had no issues with noise from outside because it is tucked away enough from the street to not hear any cars drive by.
If you don't want a hostel and want a large private room without having to pay lots of money for an expensive hotel, this place is great for solo travellers, couples, and people who really want to immerse themselves in the local community. It really felt like I was staying at a family members home for the whole stay. Very warm and welcoming. See you next time Lucky!

If you’re just looking for a place to sleep and don’t care about overall cleanliness, this is probably for you. Think midway between a hostel and hotel - we checked in and had bottled water, tidy beds. On closer inspection the beds were covered in other people’s hair, mirrors still had “debris” from previous stays, the shower curtain had grime and black mould. You need to wear shoes or slippers inside your hotel room as the floors were so filthy you’d have dirtier feet after walking on them.
Aside from that, it was quiet and super convenient. Located in a great central spot with many many restaurants, food vendors, sights and markets all around. Great to experience central Old City right as you step out of your hotel.
I probably wouldn’t stay there again with 3 kids but I didn’t entirely hate it. The lady at the front desk was wonderful.
