"Room is very good but lack of hot water from shower and only thai language T.V..Bed was very comfortable.200baht for buffet breakfast seems expensive. For the money there are better hotels nearer the border."

"Wonderful place to stay in Mad Sai. We loved the outdoor jacuzzi tub the best"

"Considering the low price, Phet Ngam Hotel was a good pick. Staff is very friendly, and even though they didn't speak English, we didn't have a problem with checking in or out. Nice beds, WiFi, aircon and a western bathroom. "

"A very enjoyable stay. Feels like at home. Staffs are so kind, especially the hotel driver (heard that he is the brother of the hotel owner) Everything in the room is all in working conditon. Very traditonal thai style room. Excellent. But the room that i stayed had no mirror. A bit weird. But overall, my wife and i felt loved by everyone at Baan Sabai. If chance permits me to travel to MaeSai again, Baan Sabai will be my very 1st choice for sure. Thks so much for the great hospitality again :)"

"This property has changed hands and some of the reviews do not reflect the current situation. The reception staff did not speak English. Parking is off site in an open public area. The walk to reception is OK in the dry season, the same walk with luggage in the rainy season would be a shocker. Breakfast offerings were all COLD and consisted of fried rice, fried chicken, pork sausages and bread for toast. There is no Japanese restaurant. The bed was very good and the room was nice and clean,...

"Excellent value for money. Big room. Lovely pool. Fabulous breakfast. Hotel was very quiet during our stay in early January. Very attractive location and grounds. The beds were very firm. No safe. Proper showers were impractical due to absence of shower curtain. But these were minor inconveniences. We had a great stay and were well rested."

"You are in Mountains [with a view to the Mae Sai Plain], the summit is only a 7Km drive with all the views you could want & yet only a 15 Km drive into Mae Sai. The best of both worlds."

"A reasonably well maintained Property. The Room was as advertised. My only issue was the directions provided when using the Expedia App and choosing Google Maps; I was directed to the Property across the Street. The Hotel has no Signage on that Street. The entrance is from the other side of the Property. Something to discuss with the Owner. Other that that small “Hiccup”; I thoroughly enjoyed my stay."
