If you are a cyclist, this is the best hotel in Chiang Mai by miles. Incredibly friendly and accommodating staff, rooms are big and functional and you have DIY area for your bike as well as a proper bike cleaning facility.
Great set up for cyclists. Good location with 15min walk to Nimman restaurants and nightlife. Easy access for rides in any direction. Room serviced every day. Only complaint would be the noise other cyclists make when leaving for those early morning rides. Not the fault of the hotel. Would highly recommend to anyone wanting a cycling holiday. I will return.

it was ok for the price but really limited amenities. place really needs at minimum a safe. the walls are not soundproof either !!
Perfect place if looking for cyclist friendly hotel. Big rooms, well equipped mechanics corner, felt completely at ease leaving my expensive bike in bike parking, big fridge and microwave in room also super.
House keeping did a good job cleaning but did not refill soap or toilet paper until I asked at reception (day 3 of 5 night stay). Also water pressure and temperature of shower marginal which is not so great when trying to clean up after 6 dusty, sweaty hours riding Chiangmai's incredible trails.
The room itself is very comfortable. I can not get better for this price.
The location is not the best in town, as it's about ten minute taxi ride to old town, but if you have a good deal on the hotel price it compensates.
Staff may have difficulties in understanding English , so this would be a point for improvements that can make guest stay more comfortable if they can ask information and communicate better with the clerks. This hotel is bike friendly, so if you intend to mountain bike this is the place to go.
Très bel Hotel pour un très bon rapports qualité/prix , personnels très sympathique et serviable , je le recommande à tous ceux qui font escale à chiang mai!!!
New hotel. Wonderful large bright room, but hard plastic covered mattress (it crackled with movement and was most uncomfortable) ruined the experience. Needed own crockery, cutlery and electric kettle, but knew that before we went.

Disliked: Staff & service
Just satisfactory as the following let some conditions down.
1. My room has no kettle gor boiling water.
2. The shower too weak to give a great bathing experience.
3. My WC was choked on the 1st night of my stay and it didn't get completely fixed after 2 complaints.
We had high expectations for this lodging, because it was a bit pricey compared to other hotels. This was the 6th hotel in our 3rd country on a 4 week holiday. We were a family of six and had to book 2 rooms, pay for an "extra bed", and pay an "extra person charge", each room. We have been required to do this in other hotels and we were familiar with the terms and charges
Pros: -The facilities are rather new (1-2 years old)
Cons:
-Sometimes the bathroom was not cleaned
-Located in a less developed area: you have to call a red truck, or tuk-tuk each time you want to leave, and its hard to find for tuk-tuks and red-trucks to bring you back
-Paid extra bed fees, and we received a 2" thick fold out mattress in each room. Other hotels provided an actual extra bed
-Paid the extra person fees, but did not ever actually receive the full benefits of the extra person fee. After the second day, we just requested more bottled water, more toilet paper, more soap and more shampoo, as needed. If someone pays an extra person fee, then logically the room should be provided with additional supplies
-When I tried to rent a scooter through the hotel, the scooter company did not have a helmet to fit my large "American" head. The hotel owner's response was, "Wow, that is a personal problem!" - a proper response would have been, "the scooter company should invest in larger helmets for some tourists"
Summary: This hotel/residence lacks hospitality and will milk you.
I was both pleased and disappointed with this hotel. The room is spacious and clean with comfortable beds and with a small kitchen, microwave but no kettle. If you are part of the bicycle revolution happening in Thailand this place is for you. However if you are elderly, have no transport and don't like walking to find transport this is definitely not the hotel for you. Car park space is limited but the attendants somehow always cordially find you somewhere to park. It would be nice to have a small table and chairs on the balcony.
