Bare bones but solid. It is definitely no frills but does have everything you need. Safe, easy to get around (it's not a hard walk to much of the Old City), and convenient. The place has a tour desk and most tours will pick you up from the hotel. The staff is friendly and helpful.
One note the bathroom is small. The shower is the whole bathroom. Consider this if that is an issue for you.
Would stay here again.

There were a few issues: (1) The walls seemed to be paper-thin, in that I could hear my neighbour's conversations. It was uncomfortable at 2 am hearing someone playing a guitar. (2) The bed was terribly uncomfortable. I could feel the metal wires through the mattress. (3) The guest assistant/manager seemed to always be cross/cranky/or rather upset with guests. I can't explain why. Overall, I would not stay again.
Nous ne sommes pas resté dans le logement, nous sommes arrivé en pensant avoir la climatisation mais nous avons eu un ventilateur. Je ne savais pas que « fan » c’était ça sur l’annonce sachant que sur la photo de la chambre je voit une climatisation. Nous sommes donc aller balader et en revenant la chaleur était trop oppressante dans la chambre, nous somme parti en fin de journée. Malheureusement personne a l’accueil pour leur prévenir de notre départ et j’en suis désolé. Nous n’avons donc pas séjourné dans ce logement.

Der var meget lydt på stedet, så man skal være heldige med naboerne. Hjælpsomt personale. Wifi virkede ikke på værelset, men kun i lobbyen.
Centralt og ekstremt billigt, så det er begrænset, hvor meget luksus man kan kræve.
Room was over crowded with super size bed (good for a family of 4). Floor had holes and loose pieces. Air con worked well and upstairs seating was nice. Don't think down stairs rooms have windows.
Nettes Hostel in Chinatown. Leider haben nicht alle zimmer Fenster. Aber im allgemeinen sauberes und empfehlenswertes Hostel.

Good for one night.
I don't know what people expect to get for cheap accommodation these days, but clearly, more than what they're getting. I've stayed in many guest houses in Chiang Mai, in fact I live here and booked a room for a friend and myself for 1 night on the town. Yes, it's old and dilapidated, but we paid under 300 Baht for a double! Anything less than 400 Baht is going to be a bit of a dump. However, we needed a place to sleep for the night and this place met our needs. I found the people friendly enough - keep in mind that how you treat people depends on how they treat you back. I'm sure they deal with a lot of entitled tourists with attitudes on a daily basis. There are a lot of other guest houses and bars within walking distance, as well as a restaurant or two. You can walk to Loi Kroh within 10 mins. Just keep your expectations low, and you won't be disappointed.
I booked 5 nights but stayed only 1. Did not even ask for a refund. The most uncomftable bed i have ever slept in. The smallest bathroom ever. The wooden floor is so old that it breaks in small pieces...
Guest house basic , grubby round the edges ,management staff could easily up there game to make it more comfortable,instead of sitting round all day ,ok though
