This hotel is in a great location, right near the colluseum, but resonably hard to find! The rooms are so uncomfortable as the put two single bed frames and mattresses next to each other and a sheet of them, we ended up waking up around 7 times a night just to push the beds back together as we would fall through the middle! Also there was no tv. Very nice people but it was honestly a very uncomfortable stay for us.

Good Value for Money, recommended.
Francesco is a great person and helped us a lot with great tips. Deana also is a lovely person who own the place. Great location and good value for money. Best bakery in town is just 3 min walk.

Seriously; a "4.3" average rating for this hotel? Don't get me wrong. I didn't have any sort of bad experience. In fact, everything was just fine. It's just a classic "average" hotel in pretty much every way. It's pretty much a 3 with a couple of extra digits to the right of the decimal point because it has no tangible negatives.

great and honest staff who provide you with maps, directions, tips how to move around the city, rooms has themes and names *Cute!* we got Aqua nice and clean room, but rather than an hotel is an appartment on the second floor of the building wich you need access from inside or keys,, and staff is only available few hours on the morning, then you are on you own, nothing wrong with the place is just a different experience than staying in a hotel

Best hotel in Rome!
A marvellous hotel! Well located, clean and near everything! But most importantly Fransesco was amazing! He gave us a LOT of tips and important infomation about the City! He was helpful and save us time and money! He know this city like is back pocket! I strongly recommand this hotel for the staff and location!

We enjoyed our stay!
Room was beautiful and clean, bed comfortable. Staff was amazing, very friendly and helpful. Location is also perfect - few mins walk from Colosseum. Would 100% return.

Fantastic Location, Accomodation and Staff
FYI get in contact with Diana a couple weeks before to confirm when you are arriving so someone is there to greet you. Her emails went into my junk mail, but luckily I found them in time! Arriving at the hotel it was hidden as a traditional Italian Apartment (the gentleman in the shop next door luckily knew to buzz us up to the apartment). We were greeted by Francesco who could not have been nicer. He greeted us by the door, and sent us up to the first floor where the hotel is. He gave us a map of Rome and became our personal tour guide telling us what to see in the 5 days we were there for, and a good history lesson too (which after our flight and needing the toilet went a little bit over our heads). We paid the city tax and then he gave us the keys to the apartment and room. We were in the Earth Room which was green, everything was clean and tidy. We had a kettle and two mugs and some teabags (you need to buy milk but there is a shared fridge which we were allowed to use). The only downside was the bed was a bit hard and that we had 1 1/2 pillows each (of course that is no problem for those who like hard beds and only 1 pillow). There was a blanket i'm sure we could have put under the bedding to make it softer and asked for an extra pillow but we didn't think of that at the time and was definitely not a deal breaker. There is a simple hairdryer in the bathroom and also a spare plug adapter which was very handy!

Unacceptable. Air Conditioning didn't work well
Room was basic but functional. Bed, tables, closet. I stayed here three days and air conditioning was not functioning properly at all the entire stay. I told the owner/manager, he'd come and play with the remote control but made no difference. After sightseeing for hours in Rome's blistering July heat and humidity then coming back to my room tired, hot and sweaty only to be in a warm room that never went below 28 to 30 C (82F to 86F) was unacceptable. Additionally, there is no TV in room and wifi didn't always function. No way I'd stay here again. Better hotels around.

Great budget hotel
This hotel is great value. It is clean, comfortable and minutes from the Collesium. Fransisco, one of the owners, is an excellent host who obviously loves the city and has great recommendations. Would totally stay here again.

Highly recommend!
This place was really great. We took a 16 day trip through Italy and this was the best place we stayed by far. Diana is incredibly helpful and accommodating. The location is amazing because it was a short walk to the Colosseum and metro. There's also a small store next door so we bought fresh fruit every morning. The room was very modern and clean. I had absolutely no complaints about this place. I highly recommend it.

Your ideal home in Rome
It was my first time in Rome and I was unfamiliar with the city. Diana helped us from the moment I got out of the train at Roma Termini. She guided us to the location with appropriate directions. The check-in process was smooth, transparent and cordial. A gentleman received us and I owe our complete Rome experience to him. He laid out a travel plan for us to visit all the important places in Rome as per our schedule and sketched the routes on a map which he made for us. I can't thank him enough! The rooms were gorgeous and exactly as per the images; very classy, elegant and clean. There were ample towels and the sheets were clean. The whole experience was wonderful. The building is located in a central yet quiet part of the city. It's a lovely building with great eating options around and some supermarkets and stores to pick up essentials. Even though, there is no breakfast included in the price, Diana made coffee and croissants for us every morning. That was really nice of her. She is a darling and she takes utmost concern in her guests'comfort. I couldn't find any warmer host in our whole trip!

Your place in Rome
We loved our stay at Domus Diana. Francesco gave us a lot of information when we arrived and the owner, Diana, was very friendly too. Every morning they had an espresso and a croissant ready for us. The rooms are in an apartment that has been turned into a B&B. It' s great for independant travellers, near the Colosseum and also in walking distance of Termini train station. There is no big sign outside, just a huge wooden entrance door and the name of the B&B on the door bell. I will stay there again if I come back to Rome

Worst "non" Stay Ever.
We did not actually stay at Domus Diana. We had made & paid for 3 nights, 3 months before our arrival. I tried several times to contact before leaving for Europe without success. Finally, we were able to connect on the day of our planned arrival (while in transit) & were told we didn't have reservations & they were toltally booked.Only after giving the confirmation info AND saying we paid upfront did they "find" our reservation but again said there were no rooms BUT they would find us another place & call back. They did test back in a few minutes with a new location which was distant from the original. When we said "OK for one night but we expected to be in Domus Diana the nest 2 they first said "no room at the inn" & THEN changed their tune saying it was impossible because Asbestos removal work was beginning the next day. We ended up at the substitute place with was definitely NOT up to what was advertised by Domus Diana. In a scary, marginal neighborhood & not near anything we were planning. VERY BAD BUSINESS PROCESS & being lied to is totally unacceptable.

Great place to stay only 5 min walk fro coliseum
A perfect place to stay close to everything you could want the welcome was brilliant with the gentleman going through the whole map of Rome from a locals point of view making sure we saw the best bits of Rome. Do not expect normal hotel experience but expect clean comfy rooms and a great attitude from staff and owner. Could not fault in any way

the bed was incredibly hard. The room is very clean and neat. the couple who run the place are very good at helping you out with where to go and how to get there and what to see. They do not serve breakfast. They will give you a pre-packaged croissant and some instant coffee. It's walking distance to the Coliseum and easy to take the metro. Buy a multi-day pass because it's quite expensive otherwise. Yhe pasta carbonara at Osteria Angelino on via Campo de Africa Road within walking distance is the best meal I had in room. you have no view from this hotel but it was very safe.

Arriving at the Domus Diana we received a very warm welcome from there we were given map of Rome and advised of all the places to see, this was invaluable to our trip as we were able to see lots of things we otherwise wouldn't have. The room was a decent size and very clean and was in a good location if you don't mind a good walk. The only tiny negative was that it was very noisy from about 7.30-8 every morning, so a lay in was difficult but it gave us plenty of time to see everything!!

Domus Diana was a nice place to stay
We stayed for 3 nights beginning 4/22/15. We were able to walk from the Rome Terminal to the hotel, so it was quite convenient that way. We were not sure of the exact time of arrival as we were taking a train in from the port and didn't know how long the walk would be to the B & B.The owner was not there when we arrived and nobody understood English. After about 1/2 hour, Diana showed up and told us that we owed her 3.5 Euros per day for some tax (?) and we had to pay her 21 Euros right then. We were not told that there was a tax that had to be paid there. She was helpful with directions. We never saw her again. The room was clean and bright. We had to go out for coffee and breakfast. We would book there again.

Beautiful, charming little B&B!
We spent 3 nights at Domus Diana and absolutely enjoyed our stay there! The rooms are cute, charming, and clean, and the location is just within minutes walk to a centrally located train station. Diana is a wonderful host and prepared for us delicious Italian expresso when we were there. :) We would highly recommend this place to anyone, and would return to stay there if we ever visit home again. :)

Domus Diana - a perfect base for a visit to Rome
The house is well situated and easy to find from Termini Station in a pleasant part of the city, very well situated for a short walk to many historic sites, particularly the Colosseum and Palatine Hill. We were made to feel very welcome and given plenty useful information on our arrival. Although breakfast is not listed as included, Diana was kind enough to provide us with coffee and a croissant each morning of our stay. The room we had (the Fire Room) was decorated in a colourful and interesting style and was ideal for a romantic break. We were very comfortable and had more than enough storage space available - very happy with our choice!

Perfect for a short city break
Situated within walking distance of the heart of Rome the Domus is the perfect place to stay for a short break in Italy's capital. Upon arrival we were greeted by Francesco who spoke English fluently and was very knowledgeable about the history and culture of the local area. We found our room to be very clean and comfortable and was everything we needed as a base to explore this beautiful city. Even a quick espresso and a croissant each morning before we headed out to explore. Would definitely stay here again.

The decor is amazing, and everything in the rooms are well thought out. Location is very good too. Diana gave us lots of information about touring the city. The only criticism is the bed & breakfast is a little miss-sold as you don't get breakfast - Unless you class a yoghurt in the fridge as breakfast, and the walls are incredibly thin! You can hear everyone talking in their rooms and everything is so loud from your room. Earplugs are a must!

central located hotel
This is a great B& B that is very centrally located to the train stations and Colosseum with lots of local restaurants around it. We arrived on Thursday evening and were greeted by Franceso at the front desk who was an amazing guide and will tell you all the history and best places to go in Rome, he is very very knowledgeable! The rooms were modern and nice and great for a short break. There is a fantastic italian restautant called Ristorante Pizzeria da Michele around the corner which we went to 2 nights in a row for some of the best pasta and tiramsu. Its very popular with the locals. and there is a great bakery across the road called Panella which is popular for and breakfast and all day patisserie and nibbles. Highly recommend it.

Great apartments close to Colosseum
We stayed for three nights here while we were in Europe travelling around for four weeks. We walked there from Roma Termini train station with no issues (took us around 15-20 minutes with big backpacks). Can be difficult to find at first as this is not a hotel; it's a series of apartments in a townhouse so there is no street signage (make sure you take the address with you when you first arrive!); you will need to read through a list of tenants in the building and press the buzzer labelled 'Domus Diana' where you will then be buzzed in, get buzzed in through another door by a courtyard and go up a flight of stairs to the reception area. Man on reception was very friendly and helpful with places we should visit while in Rome. Room was fantastic; beautiful decor, double glazed windows, good signal wi-fi. Bathroom a little small (not a bad thing, but means your knees are quite close to the opposite wall when you sit down on the toilet!). We more or less kept to ourselves as we had already planned out our key activities in Rome, but we wouldn't hesitate to stay here again. We are quite active people so we skipped using the metro/busses and just walked everywhere. The longest we had to walk was around 40 minutes to the Vatican City. When we left, we just took a train from Roma Termini to Fiumicino Airport - really easy! More expensive than bus but faster (bus takes around 55 mins, train around 30 mins and are more frequent).

Fantastic B&B close to the coliseum.
Perfect location for sightseeing all of Rome, all the staff we came into contact with were so nice and helpful ,nothing was to much trouble, Franchesco ( sorry if I spelt wrong) especially, so willing and passionate about where and what to see, we did things that weren't on our to-do list on his recommendation and we were so glad we did.

The location was great-near the Coliseum. Good restaurants and grocery stores around. It is a real italian home. Felt like locals at some point. The windows of the room faced the street and it was quite noisy all night long. That was the only minus. The host was very nice and talkative, spoke very good English and gave us a good outline of where to go and what to do. We never had breakfast there but I heard they provide coffee and toast in the morning. The room was very clean and the beds were comfortable. We may consider this place again if we were to go back to Rome.

Great place to stay. Extremely clean, new towels every day. Breakfast very basic but too be honest the amount you eat at other meal times it's more than sufficient. If you book view in Google Earth to help you find. Large doorway next to a trattoria and tiny supermarket. Diana great host who doesn't hesitate to help you. Recommend Ornelli to eat on main street, good food and welcoming staff

Perfect little spot for our short tour di Roma
Great hosts with fantastic suggestions for seeing the eternal city in just 48 short hours. great room too (we stayed in Aqua). Location was spot on; walking distance to the train and the coliseum! 2 downsides - 1) wifi was spotty (read: non existent) in our room, but great in the kitchen/"lobby" area. 2) we were asked to pay in cash when we arrived, "if it wasn't a problem." I appreciate the small business owner so we did, but we were pretty perplexed (and still need to ensure our credit card wasn't charged...eek!). Not too big of a deal but carrying around the huge key ring with 4 keys AND a steel/iron key card got a little annoying. But this is the "price" of charm I suppose :)

Very enjoyable stay. Room good size. Staff very friendly and VERY knowledgeable. Offered free breakfast every morning. Only down side was room wasn't cleaned daily. Otherwise no complaints.

Stay away really !
This is not close to a hotel the place is shady and the lady is never there, I did my reservation months ago one we got to Rome we took a cab and arrived around midnight for the check in , it turns out it is not a hotel just rooms somebody rents and by the way nobody was there to open the door. After calling the number this lady just said "I'm sorry but you are too late I'm far and I'm not going" so me and my wife had to look up for a hotel at 2 AM carrying all our luggage in a neighborhood we don't know. Stay away from this place.

Lovely little hotel in a brilliant location
Domus Diana is a lovely little hotel in a great location - ten minute walk to the station (Termini) and the Coleseum. We walked everywhere from here apart from the Vatican where we used the bus (20 mins) at Termini to get to it. Hotel is lovely - very clean and bit different to your standard chain hotel. Staff are lovely - guy on reception very helpful and have us a lot of information on where to go . We will definitely be staying there again. Thanks !!

Great location, wonderful host.
Domus Diana was chosen off the internet and we were not disappointed. Many great eating places on the streets around the hotel, Diana's english was very good, many major tourist attractions very close, the train station within 800m and when there was an opera rehearsal just leave your window open. If you like to walk then The Pantheon and other attractions were available. The bus service to areas such as The Catacombs is just down the road. Highly recommended.

This little B&B is so close to the Termini main train station. The Colosseum and other attractions are minutes away. There is a convenient store right at the door of the hotel and a lot of restaurants on the main street a couple of minutes away. We were received with a warm welcome when we arrived and were given a map of Rome. The gentleman who checked us in, took the time to circle and explain all of the attractions so see during our stay. There is no real breakfast in the morning, however miss Diana offered us coffee and croissants in the morning. Our room was clean and every day we got fresh towels and our bed was made. Our room was at the back of the hotel and there was a lot of noise in the courtyard bellow until at least midnight. If you are a light sleeper you might have a hard time falling asleep. All in all, we were happy with our stay and would definitely stay here again.
