Over 20 cars got their windows busted out over night. Staff was extremely unhelpful about the situation and could care less. Avoid this hotel and stay somewhere with gated parking garage. Tub was rusted and dirty as well.

Convenient parking and a quiet place, but shabby overall, the door lock was loose and missing at least one screw, and the tub drain was mostly clogged.

Property is very outdated. Bathrooms were not great. Toilet didn't work. Overall very old.

Easy to get to the zoo and the botanical gardens. Part of the campus, so educating students how to run hotels. Super nice people. No free breakfast, but a good restaurant. Beautiful old houses in the surrounding neighborhood. Easy to get to the rest of Memphis, such as downtown and Graceland.

The staff was nice and very polite. It was a really neat property, although it definitely shows its age. Stained carpet, ceilings, shower, toilet, and all the bathroom caulk. Room was fairly clean otherwise, but could tell the rooms could use a thorough vacuuming and dusting. Felt safe at the hotel and had no issues in the parking lot, but would not try walking anywhere. The breakfast was delicious and not at all what you would expect from a hotel. The breakfast staff were all really awesome as well. I booked through Expedia and was incredibly disappointed to discover the hotel had no pool, despite Expedia 's listing saying there was.

Just a couple things needed
They need new mattresses! Invest in quality foam. Also, the morning breakfast was good, but they need help. There was only one guy working. He could not possibly service everyone and their needs. Perhaps leave drinks, coffee out so guests can easily get these.

Disappointed
I stayed at this hotel for convenience and I enjoy the breakfast buffet offered. Unfortunately, upon arrival, I was not given my pre-purchased ticket to breakfast for the next day. When I explored the room, there was a huge stain on the carpet between the bed and restroom door. Also, the clock and phone was not plugged up. I was disappointed that the phone jack was pushed too far into the wall to plug the cord into it. The hospitality at breakfast is/was unmatched. The hostess is pleasant and friendly.

Look elsewhere if you can pay more
Easy check in, ample parking, security and/or police cars monitoring parking lot (both alarming & comforting). Staff were all very friendly. Escalator in lobby is out of order & unsightly. Elevators & stairs are available. Plenty of space to gather in lobby. I did not try the breakfast, but friends said it seemed like reheated frozen food. Glad I only needed the room a few hours each day. Mattress was hard (not the good kind of firm). Sheets were dirty on both beds. At least one of the mattresses was stained when I checked for bed bugs (which I did not find thankfully) and the mattress cover was inside out. I used the duvet from one bed & slept on top of the other duvet so I did not have to get into the sheets. Wall outlet between beds was covered with a multiple outlet box to hide large hole around the actual outlet. The box kept falling out of the wall & everything plugged into the box fell out, so used outlets around the room instead. There was a hair stuck on the ceiling in the bathroom, chunks of dust accumulated on the ceiling vent, toilet lid had missing hinge parts, rust stains around the bathroom door frame & in shower. Holes in wallpaper where things had previously been hung on the bathroom wall. Dove products were the only nice thing. The room had an overpowering scent of air freshener at several different times like it was coming through the vent. Keys didn't work for exterior or interior doors at different times, so rekeyed at front desk several times.

No coffee. No 5 star review.
The first day we stayed was great! The food in the restaurant and the service were very good. Then day by day everything deteriorated. Saturday morning breakfast was over priced and only having one person filling drinks, waiting tables and clearing tables made for long waits on simple coffee refills. Empty coffee dispensers were placed in the lobby area Sunday and collected before ever being filled. This was completely uncalled for. The only reason I’m leaving 3 stars is because Friday night was so great.

The hotel is nice and beautiful, but the cleaning staff is horrible. I stayed 5 days and my room was throughly cleaned with changing of the bed sheets only on the last day. This after leaving several messages at the front desk requesting for my room to be cleaned. I probably won't be back to that specific hotel.
