I'll start off with the good. The people at the front desk are super nice and it's a family owned business which I try to support. Unfortunately that's where the good ends. The place looks condemned. At least the building we were placed into at check in looks that way. All the windows are single pane so you can hear all the road noise ALL OF IT. If we didn't have ear plugs we would have been screwed on the sleep part. The curtain rod was bent down and the curtains were hanging on for dear life. The carpet was filthy and old. We walked around with our socks on. The wall plate for the bathroom kept on falling off because it was not secured with screws. The toilet ran constantly. Maybe it was supposed to double as a sound machine??? The worst part was the towels were so badly stained that we didn't shower in the morning. Unfortunately we got to the hotel around 1030pm so we just put up with the conditions. We woke up at 5 am and left at 6 am. This will be the first and last time we stay at this place. Some other reviews speak about updated rooms... Ours was not one of them.

The property and hotel are older but seems they are trying to do some remodeling. The room was clean and quiet and best part fur baby friendly. We had issues with our TV when checked in an Daniel in Maintenace was awesome and got it fixed.

The Dillard Budgetel was a reasonably priced redecorated older motel. I was upgraded to a suite of two large rooms which were served by only one A/C unit, so it had to be kept at a low temperature to keep comfortable at the desk in the second room. It was clean and quiet.

To be honest, even though the hotel doesn't look very good from the outside, with the exception of one problem in the room, I was impressed with the room itself, and the backdoor patio was amazing. The hotel had a problem with water in the next room, and my carpet was soaked by the front door. The manager had said something about them working on it, so I assumed it would eventually dry up. After a couple of days it got worse, so that I couldn't go to the bathroom without getting my feet wet, so I went to the owner. He was apologetic. Apparently this was a different problem from the one he had told me would be fixed, so he was unaware of it. Initially I was impressed with him. He offered to switch my room. I said it wasn't necessary since I would be leaving the next morning. He had his working in my room almost immediately and had the problem fixed within a few hours. HOWEVER, he also told me he would refund one days charge. I thanked him. A week later that charge was not reversed on my credit card. I called the hotel, and the wife promised me it would be submitted to credit card that day. A week later and it still hasn't shown up. Again, to be honest, if it wasn't for them failing in their promise, I would have given a much higher rating.

A great stay!
An amazing, clean, and comfortable with a wonderful view at an affordable price. Before making a booking, I was confused at 2 extremly different reviews -very good and very bad on the same place. I learned the reason after checking-in. The front desk staffs said that they are the new managers, and they seemed to have made lots of big improvement to the property recently. The room was very spacious, somewhat antique, and definately clean enough. I actually extended 1 more night because I really liked the place. It was such a pleasant, affordable, and nice stay for a family trip.

We have stayed here before and the room and bed was much nicer. I booked a king room and we got two full beds. The bed my husband slept in was very uncomfortable. He woke up with his back hurting. He would not switch with me. The carpet was very dirty and had something hard on it.

Absolutely disgusting. I don't think they have housekeeping. So much hair, dirt and debris in the bed. Paint peeling, wallpaper in bathroom falling off, multiple stains and spills on the walls. Found 3 bugs. Bed was the worst I have ever slept in. I'm not exaggerating. Sunk to the middle and felt every movement of my partner. In place of regular bath towels were two hand towels... At check-in a man "helped" who didn't even work there! He told me multiple times he didn't work there. They didn't have the room type I booked so he "upgraded" me to a "suite". (All the rooms in building 300 are "suites" meaning they are big and dirty). Just a lot more empty floor space and square footage for them not to clean. No breakfast. Not even coffee or grab and go. Main office door was locked at 8am and 9am. No way to checkout or voice our complaints. Oh, and I had to pay $50 more to get a non-smoking room. That's right. Lots of smoking rooms available at $70, only nonsmoking at $130! Not to mention a $25 pet fee for a well-behaved pet to stay with us in a dumpster. This is a recently bought out Knights Inn; read its reviews. They are much lower and more accurate. Absolute worst, most over-priced motel I have ever stayed in.

Would not recommend
Bugs and spiders, there was holes in the walls, cardboard around the air conditioner to try and cover the gaps but it was a poor try. You could smell mold. The plus’s in the bathroom vanity didn’t work. We stayed 3 nights and never received clean towels or washcloths. The glass in the sliding glass door was broken all the way from end to the other, was terrified to open it because we was afraid it would fall completely out. The carpet was so nasty that white socks turned coal black. The bathtub faucet was messed up.

Never again
We will NOT be staying here again. First issue we had was check in. She was arguing with another lady regarding a security deposit and was really rude to the lady who had 2 little kids and was about in tears. The the Lady at front could not find our reservation. I had no cell reception. I asked for the wifi password so I could login and pull it up on my phone as proof… She would not allow me the password “in case I didn’t really have a reservation.” I got my husbands phone and pulled it up. She kept asking me only 2 people, any pets,any kids I had to keep telling her no.. Finally we get the room it s a Mountain View room. It was spacious but not clean. Please see attached d photos.. I didn’t dare go back down and deal with the lady since it took me 45 mins to get this room. Glad we only stayed one night. Cracked bathroom tiles, brown drippy stuff all over several walls and what looked like a large bloody bigger slung up on a wall.Also only warm water no hot water. I don’t need fancy but I do expect hot water and it to be clean.

There was mold on the shower curtain and the smoke alarm started chirping in the middle of the night and needed a new battery. It was quiet but there were bags of trash right outside our door that sat for 2 days. It was fine for the price but they could easily make it a more attractive place.

This is really for expedia, folks you need to discuss a continuing relationship with this hotel. I know I will be billed for not staying but when my wife and I arrived on the property I actually looks abandoned. I am sure it is not, however I cannot expect my wife to stay in a place that I would not stay in alone. I would like to hear back from you about this as I had to book last minute elsewhere at a higher rate. Regards Maximus

I walked into the office area and up to the counter to check in and waited and waited. Finally a disheveled man who had great difficulty understanding me appeared to check me in. This gave me an uncomfortable feeling about what the room might be like, but I wanted to give this place the benefit of the doubt, besides I had made my reservations online and didn’t want to lose my money. The room looked very outdated. The king size mattress had deep depressions and wrinkled in the middle. The bathroom door had dirty smears on it. Along the shower curtain’s hem was a thick coat of mildew. The coffee pot and maker were dirty. The heater unit blew out a dusty smell. I would not ever want to stay there again and would NOT recommend it to anyone.

I never leave horrible reviews because I don’t want to hurt a business’ reputation. But this warranted a mention. We checked into our room and I went into the bathroom. First the wallpaper was peeling halfway up the wall so you could see the drywall eaten up with mold. I tried to use the toilet paper roll and the holder was broken so it fell off and went rolling across the floor. I flushed the toilet and it started overflowing so I had toilet water running all over the floor. I shut the water off and went to call the office, but the phone in our room was broken. So my husband ran to the office to get a plunger and a couple of towels so I could fix the bathroom. When I finally got to take a shower the inside of the shower curtain had mildew on it and so did the shower tiles. Honestly we’re not overly picky guests and expect some old fixtures and furnishings with older hotels. That’s fine. It was merely an overnight stay on our way to Gatlinburg. But that was a bit more fun than I was hoping for after driving 9 hours in pouring rain and being exhausted.

Bed was comfortable and room was big and spacious. Staff was friendly and accommodating., however the room was old with holes in the wall. The whole place was in need of repairs. The breakfast was very limited and not much there. Was way overpriced for conditions.

My television/cable didn't work (the wires in the wall jack were coming out), and a number of things in the room were amiss or poorly repaired. That said, I just needed a clean, quiet place to sleep and the bed and room were sufficient.

The view is incredible! Ask for a room 'on the top of the hill'. This is a pet friendly hotel, so, some pet noise, but, otherwise, comfortable.

I am sorry for your inconvenience. The hotel has a no pets policy but people snick them in. We have taken care of the issues.

the microwave didn't work the room smelled and the bathtub was gross

I am sorry for the inconvenience. You stayed two nights and did not complain but at the time of check out you brought this to our attention and asked for a discount.

Very Old, and Dirty. Will not stay there again. The pictures on here are not what you get.

Room was huge and very clean with a mountain view. Owners are friendly and helpful. Excellent location near National Parks, Clayton, Franklin and Highlands. Walk to large antique mall and wine tasting. Also dog friendly.
